Manufactured Home (also know as mobile homes) are normally located within manufactured home communities or on private property that is zoned for manufactured home (mobile homes).

Modular Homes are designed for residential areas where zoning does not permit manufactured homes (mobile homes).

Park Model Homes are homes under 500 sq ft and normally located with RV resorts.

Manufactured Homes versus Modular Homes

A manufactured home, sometimes referred to as a mobile home, is built in accordance with federal building code set by the US Department of Housing and Urban Development (HUD).

 

Manufactured homes are most often found within communities that were developed for this type of housing. However, in northern Florida, where there are few manufactured housing communities, you will find a larger selection of building lots that are zoned for manufactured homes.

 

A modular home is built in accordance with the Florida State Building Code, the same building codes that governs a traditioanl site-built home.

 

Modular homes have many advantages and can be constructed on any residential town lot that is not deed restricted.  Modular homes qualify for the same conventional mortgage loans and insurance rates.

Since modular homes are constructed in a factory and transported to the site, up to 15% more lumber is used in construction than a site-built home; thus, adding strength to the structure of the home.
